The 'Total Price' Impact

Airbnb introduced total price display to give guests upfront pricing clarity. Guests no longer face surprise cleaning or service fees at checkout. While great for guest experience, this change forced hosts to re-evaluate their pricing.

Many hosts noticed their listings appeared more expensive next to competitors. In response, hosts lowered cleaning fees or absorbed them entirely into their base nightly rates.   3. Sum Turnover Expenses: Calculate total direct turnover costs.
  4. Subtract Expenses from Gross Revenue: Gross Revenue minus Total Turnover Expenses equals Net Revenue.

Worked Example

Consider a 3-night reservation under two pricing approaches:

Old Model (Separate Cleaning Fee):

  • Base Nightly Rate: $150 (3 nights = $450)
  • Cleaning Fee: $75
  • Total Gross Revenue: $525
  • Turnover Expenses (Cleaning $70, Laundry $10, Supplies $5, Platform Fee $15.75): $100.75
  • Net Revenue: $424.25

New Model (Absorbed Cleaning Fee):

  • Base Nightly Rate: $170 (3 nights = $510)
  • Cleaning Fee: $0
